Variable Interest Rate
Variable Interest Rate

Start out by paying less at the beginning, when you most need. With the variable rate mortgage, which is based on Euribor, you benefit from a constant instalment and a 6 month rate revision. Mortgage term minimum of 7 years.

Mixed Interest Rate
Mixed Interest Rate

Pay the same amount during a given period of time. With the mixed interest rate you can set the interest rate and the monthly payments during the first 2 to 20 years. After the fixed rate period, the loan becomes effective with Euribor 6 months. Mortgage term minimum of 7 years.

Fixed Rate Mortgage
Fixed Rate Mortgage

Pay the same amount from the beginning to the end of the mortgage term. With the fixed interest rate you can set the interest rate and the monthly payments from 10 to 30 years.

Characteristics

Purpose

Purchase of a property in Portugal by non-resident citizens for use as a main residence and second home.

Max. Finance

Up to 70% of the house purchase value, according to applicant’s profile and guarantees provided. Maximum loan amount of 3,000,000€.

Mortgage Term

Minimum of 7 years and maximum of 30 years. Up to 75 years (limit age of the oldest applicant at the end of the loan).

Interest Rate

Three interest rate options: Fixed interest rate of 10, 11, 12, 13, 14, 15, 16, 17, 18, 19, 20, 21, 22, 23, 24, 25, 26, 27, 28, 29 or 30 years (agreed with UCI at the moment of signing and without addition of margin); Mixed interest rate of 2, 3, 4, 5, 6, 7, 8, 9, 10, 11, 12, 13, 14, 15, 16, 17, 18,19 or 20 years (agreed with UCI at the moment of signing and without addition of margin) or indexed to Variable interest rate (Euribor six-month) plus margin. Margin is defined according to the loan terms.



APR 30 Year Fixed Rate of 3.564%.
Financing example for a 30 year Fixed Rate Mortgage, for a total amount of €100,000.00, a purchase price of €150,000.00 and a mortgage term of 360 months, corresponding to 360 monthly repayments of €421.60. Loan with fixed Nominal Annual Percentage Rate of 3.000%, in force in March 2019. Total or partial early repayment fee of 2% on the repaid capital. Total amount payable by the consumer of €157,936.46. Total credit cost of €57,936.46.

Financing example for two 30-year-old holders. It includes the initial expenses with compulsory multi-risk home insurance 174.54€ (average annual value), opening fee €520.00 (taxes included), administrative and contract fees €416,00 (taxes included), property valuation fee €221,00 (taxes included), instalment processing fee €1.77 (taxes included), stamp duty on the agreement €600.00, registration fees €240.00, notary fees €153.75 (taxes included), solicitor services €389.48 (taxes included).

 

APR Mixed Rate (20 years-Fixed Rate) of 3.156%.
Financing example for a Mixed Rate Mortgage (20 year Fixed Rate) for a total amount of €100,000.00, a purchase price of €150.000.00 and a mortgage term of 360 months, corresponding to 240 monthly repayments of €400.34 and 120 monthly repayments of €363.42. Loan with fixed Nominal Annual Percentage Rate of 2.600%, in the first 20 years, in force in March 2019. In the following periods, the loan is indexed to Euribor for 6 months (-0.232%), in force in March 2019, plus a spread of 1.190%, resulting in a variable Nominal Annual Percentage Rate of 0.958%, rounded to the thousandth. Total or partial early repayment fee of 2% on the repaid capital in the fixed rate periods and 0.5% in the variable rate periods. Total amount payable by the consumer of €150.281.31. Total credit cost of €50.281.31.

Financing example for a Variable Rate Mortgage, for a total amount of €100,000.00, a purchase price of €150,000.00 and a mortgage term of 360 months, corresponding to 360 monthly repayments of €350.81. Loan indexed to Euribor for 6 months (-0.232%), in force in March 2019, plus a spread of 1.850%, resulting in a variable Nominal Annual Percentage Rate of 1.618%, rounded to the thousandth. Total or partial early repayment fee of 0.5 % on the repaid capital. Total amount payable by the consumer of €132,450.88. Total credit cost of €32,450.88.
